Waterproofing Services in Kuala Lumpur & Selangor

Water finds its way through the smallest gaps — and once it does, it stains ceilings, peels paint, breeds mould and damages structure. In Kuala Lumpur's high-rise condos and humid climate, waterproofing is not an optional extra; it is the layer that keeps wet areas wet and everything else dry. Renovix provides waterproofing services across the Klang Valley for bathrooms, toilets, balconies, roofs and walls, both as part of new tiling and renovation projects and as repairs for existing seepage problems.

We treat waterproofing as a system, not a coat: the right product for the substrate, careful surface preparation, proper application and testing. Whether you need a bathroom waterproofed before tiling, a leaking roof or balcony treated, seepage stopped between floors, or cracks sealed before they let water in, we assess the situation and recommend the appropriate approach — and coordinate with plumbing and renovation work where the problem is connected.

Quick Answers

Common questions about Waterproofing

Direct answers to the questions customers and search engines ask most often about this service.

What does waterproofing typically cost in KL & Selangor?

Waterproofing costs start from RM8 per sqft for cementitious and RM8–RM15 for torch-on membrane in KL & Selangor. A full bathroom re-waterproofing with tile hack, membrane, flood test and retiling starts from RM1,500 to RM5,000. PU injection for ceiling leaks starts from RM350–RM650 flat per bathroom ceiling. Flat roof from RM8–RM25 per sqft. Final price depends on area size, existing damage, system and access.

What does bathroom waterproofing include?

All-in bathroom waterproofing includes hacking existing tiles, disposal, surface prep and crack sealing, applying 2–3 coats of cementitious or PU membrane, 24–72 hour flood test, screed to falls and relaying new tiles with grout — ready to use. Takes 5–8 days including curing.

Can you repair ceiling leakage from upstairs bathroom?

Yes, but repair must be at source upstairs, not just painting your ceiling. For active leaks, PU injection at RM350–RM900 can seal ceiling cracks temporarily. For permanent fix, upstairs bathroom needs re-waterproofing. We diagnose water path, advise on strata Form 28 process for inter-floor leaks and quote the full sequence.

Which waterproofing system is best for flat roof?

Torch-on SBS bitumen membrane (2-layer) is most durable for large flat roofs, 10–15 year lifespan at RM10–18 per sqft. PU liquid membrane is better for roofs with many pipes and brackets as it is seamless at RM12–20 per sqft. Avoid coating only on flat roof — it is temporary. Proper preparation and protection screed decide longevity.

Service Overview

Waterproofing Systems & Leakage Repair

Waterproofing fails when preparation is skipped. Our approach is to prepare the surface properly, apply the right system, and verify the result.

For new work, waterproofing is applied before tiling in wet areas: the surface is cleaned and prepared, corners and penetrations are reinforced, and the waterproofing membrane or coating is applied to the required coverage. Once cured, it is tested — typically with a water ponding test — before tiling proceeds. This is the sequence that protects the floor below your bathroom and the walls behind your tiles.

For existing problems — seepage from a bathroom above, a leaking roof, damp walls or a failing balcony — we start by identifying how water is getting in. The source is often not where the stain is. We then expose the affected area, repair the surface, seal cracks and apply the appropriate waterproofing system. Where the original waterproofing has failed, we remove and redo it properly rather than adding layers over a failing base.

Cost Factors

What affects the cost of Waterproofing?

Waterproofing looks simple but preparation and system choice decide whether it lasts. These factors drive cost.

Area Size & Location

Bathroom 50–80 sqft vs flat roof 200–600 sqft; external wall height needs scaffolding.

Existing Condition

Old membrane layers, ponding, cracked screed need hacking and re-screeding at RM2–5 extra psf.

Waterproofing System

Cementitious RM8–14, PU RM12–20, torch-on RM10–18, crystalline RM15–25 psf; polyurea premium systems quoted per project.

Surface Preparation

Cleaning, crack repair, fillets at upstands, primer — skipping prep is the most common reason waterproofing fails.

Tiling Reinstatement

All-in bathroom includes hacking, membrane, flood test and retiling; waterproofing-only quotes exclude it.

Access & Warranty

High-rise condo access, lift booking, material grade (generic vs FOSROC/SIKA) and warranty length affect price.

Materials

Common materials for Waterproofing

We use branded waterproofing systems with manufacturer technical backup where possible, selected for substrate and exposure.

Cementitious Slurry

Brush-applied 2–3 coat system for bathrooms, wet kitchens, planters. Cost-effective, 5–7 year warranty.

PU Liquid Membrane

Seamless elastic membrane for roofs, balconies, decks with complex penetrations. 7–10 year warranty.

Torch-On Bitumen Membrane

SBS-modified 3–4mm sheet heat-welded to slab, highly durable for flat roofs. 10–15 year lifespan.

PU Injection Grout

Expands to seal active leaks and cracks at ceiling or wall. RM80–RM250 per point market, or flat rate per ceiling.

Crystalline & Epoxy

Crystalline penetrates RC slab for lifetime protection; epoxy injection for structural cracks at RM150–400 per crack.

Silicone Elastomeric Coating

Water-repellent coating for external walls showing efflorescence, moss or damp after rain.

Duration

How long does Waterproofing take?

Waterproofing needs curing and testing time — rushing it causes failure.

Bathroom All-In

5–8 working days including curing and flood test

PU Injection (Ceiling)

2–4 hours per bathroom ceiling

Balcony / Yard

3–6 days including tile hack and relay

Flat Roof (200–600 sqft)

2–5 days for membrane, plus protection screed

External Wall Coating

1–3 days per elevation depending on prep

Curing & Testing

24–72 hours ponding test before tiling

Rain, humidity and condo working hour restrictions can extend timeline. We include curing in schedule.

Our Process

Our Waterproofing Process

Waterproofing is a system with a sequence — skip a step and the system fails. This is how we work.

  1. Step 01

    Identify the Source

For existing problems, we trace how water is entering using moisture meter, visual inspection and checking the unit above or roof condition before quoting a method.

  2. Step 02

    Surface Preparation

The surface is cleaned, repaired and dried — cracks sealed, corners reinforced with fillet, and loose material removed. Proper prep is 60% of a lasting job.

  3. Step 03

    System Application

The appropriate membrane, coating or PU system is applied to the required coverage — 2–3 coats for cementitious, seamless for PU liquid, heat-welded for torch-on membrane.

  4. Step 04

    Testing & Handover

Where possible the result is water-tested with ponding test for 24–72 hours, then handed over for tiling or finishing with warranty documentation.

FAQs

Waterproofing — Frequently Asked Questions

Straight answers to the questions customers ask us most about this service.

How much does waterproofing cost in Malaysia?

What sits under the surface drives the cost more than the area size. A coating over sound screed follows a per-sqft rate — from RM8 for cementitious systems — while a full bathroom stripped and rebuilt is quoted as a package because hacking, membrane, flood test, screed and retiling all have to be right for each other. The flood test is the line worth insisting on in any quote: when two quotations for the same bathroom differ, it is usually because they assume different substrates or different tests — not because the sqft rate changed.

Why is waterproofing needed before bathroom tiling?

Tiles and grout are not fully watertight over time — water moves through joints and small gaps. Waterproofing beneath the tiles protects the floor slab and the ceiling below from seepage. Skipping it leads to inter-floor leaks and costly hacking later.

How long does waterproofing last?

Cementitious slurry lasts 5–7 years, elastomeric coating 2–5 years, torch-on bitumen membrane 10–15 years, PU liquid membrane 7–10 years and crystalline waterproofing can be lifetime penetrating. Lifespan depends on preparation, product grade and conditions. We use mid to high-grade systems and document the method in the quotation.

What is the difference between PU and cement-based waterproofing?

PU (polyurethane) systems are flexible and suit areas subject to movement or standing water like roofs and balconies. Cement-based systems are rigid slurry applied in 2–3 coats, common for bathrooms before tiling. Choosing the cheaper system for the wrong application is the most common reason waterproofing fails.

Can waterproofing be done without removing my tiles?

For an existing seepage problem, the affected tiles usually need to be lifted to reach the failed waterproofing layer — treating the surface from above does not stop water that is already under the tiles. Non-hacking surface systems exist at RM1,500–RM3,500 per bathroom but are temporary for many cases. We assess and explain what the repair requires.

My ceiling is stained from the unit above. What should I do?

The stain is a symptom — the water is coming from the unit above, usually through its bathroom or balcony waterproofing. The repair needs to happen at the source. We can advise on the assessment, including Form 28 under Strata Management Act for inter-floor leaks, and coordinate the waterproofing work.

Can waterproofing stop wall damp and mould?

Where damp and mould are driven by moisture entering through the wall, treating the wall with the right waterproofing system after addressing the source can help. Painting over damp always fails. We assess whether the cause is external render failure, crack, window frame or plumbing leak.

What affects the final waterproofing quotation?

Area size, existing membrane condition (old layers need hacking at extra RM2–5 psf), system chosen, surface preparation, height and access (scaffolding), drainage and ponding issues, and whether tiling reinstatement is included. All-in bathroom jobs include hacking, membrane, flood test and retiling; roof jobs may exclude protection screed — we itemise clearly.
